About us
Our father, Hamilton Quain, bought a large swathe of land on the east side of Lac Ste-Marie almost 50 years ago after falling in love with the area, while checking out the hill alongside Johnny Clifford, an old ski chum of his.
Dad’s development of the east side of Lac Ste Marie was a part-time passion of his throughout his life, and this was passed on to us. We both helped clear lots back in the 80’s, which was followed by enjoying both skiing and après ski at Mont Ste-Marie. We ultimately purchased a cottage together on Baie du Pre in 1999 and we’ve been in love with the area ever since.

Q: How do I purchase a lot privately from you?
A: In Quebec, all real estate transactions go through a notary. The buyer typically chooses the notary, who does title searches, creates the offer to purchase and typically works with both the buyer and seller in making recommendations to properly build out the agreement for both parties. This includes holding funds in trust to be disbursed on closing.
Q: What services are included?
A: Hydro poles run through out the area with full electrical service available, although there may be some cost to gain access depending on the distance to the nearest pole. A well and septic are required for all lots. Bell has ample coverage and high speed available.
Q: Are the lots surveyed?
A: The Meadow Bay and East Ridge properties are surveyed and have formal surveyed site plans. The lots on Vu-du-Lac and the South Escarpment are in the process of being subdivided and surveyed.
Q: Are there taxes on sales?
A: Yes, there is QST and HST on sales or property in Quebec, which are in addition to the listed price.
